There are also custom home builders brochures, magazines with pre drawn plans and web sites that include plans. The design you choose will have to take into account local codes, building design and material suitability.
Some plans now allow for flexible living space. That means that the custom home builder has designs that allow for walls to be moved or eliminated to create space that is customized to the size and use your family requires. So a bedroom could become a home office or a large family room without having to change the footprint of the home.

Custom Home:
Designed from scratch for a specific buyer, on a specific site.
Semi-custom Home
Starts with an existing design that is modified to the specs and site of the buyer.
Production Home
One of a group of homes built to standardized plans in a subdivision. Little if any chance to change anything.
Spec Home
A home built on speculation that could be purchased during the building process and possibly customized before completion. Spec homes can be any of the above mentioned types of homes.
