Select the area where you would like to build your custom home. Start to look into the finer details of actually building in that area. It is one thing to find the area aesthetically pleasing but you must also consider many other factors that will have long term effects on the choice of location.
Custom Home - Builders Price:
The price of homes in the area should be considered when you choose your location. It is not reasonable to build a luxury home in an area of lower priced homes or a moderately priced home in a luxury neighborhood. You will have trouble selling in the future if your home is not consistent in value with homes in the surrounding area.
Potential for Economic Gain:
An area that is in decline is usually a poor choice. You may be able to get more land for less money but the surrounding properties will have a negative affect on the value of your home.
Fast growing, new developments offer quicker appreciation but the lack of infrastructure, schools and public services are a problem. These areas also have a higher concentration of commercial development and increased traffic.
Custom homes in an established, stable community appreciate a a slower rate but have services in place.
Taxes:
Research the property taxes in the area and any planned increases or special assessments. Fast growth areas usually require extra funds for infrastructure and schools.
Utilities:
Confirm availability and cost for water, sewer, hydro, cable,phone, natural gas and television hookups. Will the home require a septic system?
Proximity to Work / Shopping
Make the commute to work or drive to grocery stores at the hours when you would most likely do so from your new location. This will give a more realistic idea of the time and commitment needed than the weekend visit to a potential home site.
Also consider weather in the area throughout the year. That leisurely summer drive will be quite different with a new snowfall, particularly in rural areas.
Schools / Churches:
Good quality schools in an area is an important consideration for families buying a home. So whether or not you need this service keep in mind that future resale will be affected by this factor.
The same applies to religious institutions.
Parks / Recreation:
Life is enriched by a variety of activities and pastimes. Home values are increased when ample green space, community activities and sports programs are available. The programs and facilities should accommodate all ages and abilities.
Safety and Security:
Police and Fire protection are serious considerations that are often overlooked. You will want to make sure they are available and of high quality. Home insurance is significantly higher or may not be available if these services are not adequate in the area you choose to build in.
Medical Facilities:
It is important to have access to family doctors as well as emergency services. Even if you do not have immediate needs for this service it may be a future need and resale will be affected by availability of medical services.
Other Considerations in Custom Homes:
Do some research into any future plans for airport or highway expansion, water treatment plants etc. Also look into the noise coming from trains and highways already in the area.
Are there any problems from local factories or plants regarding smells or noise if the weather or wind direction changes. Your quality of life will be affected negatively if any of these become apparent after you have moved into your new home.
